The ever rising population of India is not a hidden fact. Being the second most populous country in the world with 21.9% population living under the poverty line, the income levels in the country are meager. Having a roof on the head, which also is every human’s basic necessity, is barely met by a large percentage of Indians. Thus rise the dire need to create affordable housing option for the masses which is also a mission undertaken by the Government of India (Affordable housing for all by 2022).
Smart Homes, in sync with the central government's vision, has begun its journey of creating affordable homes in the 100 smart cities if India. The first city chosen by the zealous brand is Dholera smart city where it intends to develop 60,000 value homes by the year 2040. With construction of 20,000 homes in each decade, the real estate firm aspires to reach its target in a steady manner.
While the homes shall be affordable and reasonably priced, they shall not compromise on quality and amenities. The concept is to encourage sustainable living with all-inclusive facilities for the residents within a single complex.The builder has an eye for the future and shall thus deploy ICT wherever possible to help residents save continuously on the recurring expenditures arising from usage of utilities. Complete security shall be ensured through 24*7 security guards and CCTV cameras to enable residents feel safe and at home. Attention shall also be paid towards entertainment, rejuvenation and health of the residents through provision of clubhouse, swimming pool, landscaped gardens, jogger' s park, meditation centre and children’s play area.
As per DSIR project report, Dholera shall require 5 lac homes by 2040 to support the population of 2 million people by such time. The sudden surge in population shall be observed due to a rapid rise in urbanization as people from rural India shall move out to and reside in cities in search of better employment opportunities.Of the 5 lac homes, 1.24 lacs shall be constructed by 2020, 3.64 lacs by 2030 and the remaining by 2040.
The government targets to create 8 lakh new jobs by 2040 in Dholera to provide its residents with a better living standard. The target shall be achieved through the manufacturing and industrial set up that has been planned within the city. Various multinationals and foreign companies have signed MoU’s with the Dholera government for the set-up of plants and are in the process of purchasing vast units of land for such purpose.
Dholera shall come alive in a few years and with it shall come alive a new dimension in the affordable housing segment crafted by Smart Homes.
